Central Coast Real Estate: February 2025 Snapshot

San Luis Obispo County’s housing market gained momentum in February, mirroring a statewide surge. According to the California Association of Realtors, home sales rose 11.6% month-to-month, with Central Coast prices up 9.4% year over-year—one of the strongest increases in California.

New listings jumped 26.5% from last year, adding more than 400 homes to the SLO market. Yet competition remained stiff as buyers sought coastal gems in
Morro Bay, Cambria, and Cayucos, while inland areas like Paso Robles offered slightly more breathing room.

A unique highlight: a 34-acre former Air Force radar base near Cambria listed for $3.2 million, signaling investor appetite for unconventional properties.

Despite positive growth, challenges persist. High mortgage rates, permit delays, and slow downtown recovery temper enthusiasm. Still, local agents report stronger buyer confidence, strategic offers, and a “stay-and-improve” trend among homeowners.

As spring approaches, expect continued activity but with greater selectivity. Smart pricing and preparation will be key for sellers, while buyers who act decisively— and focus long-term—can still find opportunity along California’s Central Coast.
